Haven House by The Drawing Room

Our client has big plans for expansive additions to their existing home and we have created a broken-plan kitchen, dining, and family area, with a connection to a party/entertainment space, pool, spa, and gym.

Utilising the split levels of the garden to our advantage, we managed to create a contemporary design that perfectly complements the traditional building's nature.

The result is bright and airy with well-connected areas, perfect for hosting spectacular parties!

International Women's Day 2023 by The Drawing Room

Today on International Women's Day we're proud to celebrate the advances made by women.

This year, we recognise the success of our female employees and the ongoing fight against the inequalities that still hold many women back in architecture and in other sectors globally.

We are proud to be comprised of 75% women, which is a rarity in the construction industry. Twenty-four years ago, when our founder, Rachel Rogers, joined the profession, she was one of only two women in construction on the entire island.

Since then, the number of women in architecture has grown exponentially and we look forward to watching it continue to expand.

3D v Reality by The Drawing Room

We model buildings in 3D as an integral part of the design stage. We’ll then use software to render the model to help our clients engage with a design and get excited in the process.

The use of 3D images and virtual reality presentations eliminates confusion that can arise from traditional 2D drawings. A recent project we completed serves as an example of this approach.

The 3D images generated for this project were used as the foundation for our construction drawings, and these images were even displayed in the site hut.

I hope you agree that it was worth it...

Planning Approvals by The Drawing Room

In the last year, we have made 110 planning applications of which 109 have been approved, and just 1 rejected. Giving us a 99.1% success rate of which we are very proud!

We see a lot of nervousness with our clients being concerned about getting planning approval but as the numbers show, we have an excellent record for planning success and will always advise our clients if we think a planning application is contentious or unlikely to gain permission.

We will often advise clients to apply for planning permission even if we consider an application may not be granted. This is the case for our 1 refusal. With any refusal, the applicant is given the opportunity to amend the proposals, address the reasons for refusal, or appeal the refusal.

If you would like any further advice on getting planning permission for your project, please get in touch with Tom or Rachel:

Calais View by The Drawing Room

Calais View needed a fresh identity, the client requested light, modern spaces that felt warm and comfortable.

By relocating the main entrance, we created the ‘wow’ factor upon entering the house with a sightline straight through to a large ground floor extension and gardens beyond.

The new roof extension with the principal bedroom suite and statement dormer window will allow gorgeous views from bed to watch the Guernsey sunrise.

Budget control by The Drawing Room

We’ve heard a lot of nightmare stories of out-of-control construction budgets. For this reason, 'what is your budget' is one of the first questions we ask prospective clients.

Some clients don’t like to tell us, which is fine but most have a budget that represents their savings, the maximum mortgage they can obtain, no more than what the property value is, or all of these.

We start with a budget and then design, not the other way around. The design always evolves and changes as time goes by. That’s why we check in on the budget at certain key design stages before we start talking to builders.

We can then work on ways to reduce costs or phase the project in a way to get you what you want.

We would like the construction cost that the builder provides you to be as predictable as possible. We don't like surprises either!

If you want to find out more about how we keep control of your construction budget then please get in touch with Tom or Rachel:

Introducing our new laser building scanner by The Drawing Room

We have purchased this brand-new precision imaging laser scanner, the first of its type to be used in Guernsey.

The scanner is an incredibly powerful and accurate pocket-sized device to help us measure the land and buildings for our projects.

At the push of a button, we can capture everything within its range performing 680,000 measurements per second, creating a 3D cloud of data.

We are using this scanner as a standard for all our projects to further enhance the accuracy and value we can deliver to our clients.

It’s like having an extra member of staff!
